Evolution of housing prices in the South of Gran Canaria: the price per square meter stands at 4.709 euros in March 2026

The real estate market in San Bartolomé de Tirajana closed March 2026 with an average price of €4.709 per square meter, representing a 1,5% decrease compared to February. Despite this monthly decline, the quarterly trend maintains a positive balance of 1,0% compared to December 2025, while year-on-year growth stands at a robust 7,4% compared to March of the previous year. The current price is 2,2% below the municipality's all-time high, reached in January of this year at €4.814 per square meter.

The performance by district reflects a notable fragmentation in the tourism sector of southern Gran Canaria. Playa del Inglés leads in land cost at €5.402 per square meter, after experiencing a monthly drop of 2,0% and remaining just below its record high of February 2026. Meanwhile, Maspalomas-Meloneras registered a 2,8% increase in the last month, bringing the price per square meter to €5.399, although it still lags 9,5% behind its all-time high of July 2025. San Agustín and Bahía Feliz showed a monthly increase of 2,9%, reaching €4.940 per square meter.

In residential and expansion areas, Sonnenland stands out with an 11,5% year-on-year increase, reaching €4.239 per square meter despite a 2,2% drop this month. The San Bartolomé Interior district shows the most severe correction in the report, with a 6,8% monthly decline and an identical 6,1% quarterly and annual drop, bringing its value to €3.786 per square meter. This figure places the area 22,5% below its peak levels recorded in November 2024, when land reached €4.884 per square meter.

Recent trends in the municipality confirm a stabilization phase following the sharp increases of 2025, a year in which year-on-year price variations reached peaks of 18,3% in June and 17,4% in July. Over the last six months, prices have fluctuated between €4.624 in November and the peak in January 2026, consolidating a high price range that is three times the national average in the luxury segment. The evolution of the coming months will determine whether the March adjustment is a technical correction or the beginning of a cyclical shift in the Canary Islands' main tourist destination.
