The San Bartolomé de Tirajana City Council has finalized the urban redevelopment of one of the most sought-after commercial areas on the "Golden Mile" in southern Gran Canaria. The full council, in its ordinary session held on March 26, 2026, definitively approved the minor modification to the General Urban Development Plan (PGO) concerning plot C-3 of the Meloneras 2A development. This administrative action, promoted by the company Fund Grube, SA, represents the final step in transforming the area known as the "Meloneras kiosks" into a space with updated technical regulations adapted to the demands of the luxury market.
The resolution, signed by the Councilor for Urban Planning, Alejandro Marichal, brings to a close a process that began administratively in 2021 and received initial approval three years ago. During the process, the project received the endorsement of a wide range of sectoral bodies, including the Ministries of Defense and Telecommunications, as well as the Directorate General for Territorial Planning of the Canary Islands Government. This institutional backing ensures that the new zoning plan for plot C-3 complies with the technical requirements and public health standards demanded for one of the archipelago's most heavily touristed areas.
The impact of this measure goes beyond mere licensing. Meloneras has established itself as the stronghold of high-end tourism in Maspalomas, and the involvement of Fund Grube, a retail giant in the islands, signals a strategic interest in raising the architectural and functional standards of the beachfront commercial premises. The final approval adjusts the building and land use parameters for the plot, allowing for a structural modernization that was previously limited by the existing zoning regulations.
The transparency of the process has been validated following the publication of the Strategic Environmental Assessment and the public display of the technical and legal reports on the municipal website. With the regulations coming into effect, expected in mid-May after the mandatory fifteen-day period, the developers will be free to carry out a renovation aimed at revitalizing the Meloneras seafront, replacing the outdated kiosks with structures that blend seamlessly with the premium aesthetic of the surroundings.
This plenary agreement is part of a strategy to update the General Urban Development Plan (PGO) through minor modifications, a method the local government is using to unlock private investment without waiting for the lengthy, comprehensive review of the plan. The legal certainty provided by this final approval sends a direct message to investors in the service sector: the City Council is prioritizing the renovation of its most profitable tourism assets to maintain competitiveness against other destinations in the Mediterranean and the Atlantic.
